Located between Hilton Head and Beaufort, this private 880-acre sea island offers all the serenity and security of a gated community within close proximity to shopping, restaurants, cultural activities and historical influences.

The Callawassie community is composed of a diverse assortment of friendly, year-round residents, who have varied backgrounds and hail from all parts of the country. One thing they have in common is a deep appreciation of the Callawassie lifestyle, which might best be described as “actively relaxed.” With 27 holes of Tom Fazio designed championship golf, 6 Har Tru tennis courts, a fitness and aerobics center, two beautiful swimming pools, and two community docks, the majority of Callawassie residents may be retired, but few of them are retiring! Along with more strenuous pursuits, they enjoy fishing, crabbing, shrimping, kayaking, boating and taking in the gorgeous Lowcountry sunsets.

Callawassie Island is a private, gated residential golf and tennis club community conveniently situated midway between the historic city of Beaufort and Hilton Head Island. The island is owned and governed by its property owners, who support the developers’ original philosophy of preserving the island’s historical heritage and pristine natural surroundings.

With its 11 miles of shoreline, this 880-acre sea island sits in the heart of the Colleton River marshlands, made famous in Pat Conroy’s book and the film, “The Prince of Tides.” Residents here experience a rich relationship with nature, while surrounded by convivial neighbors and friends. The golf cart is the vehicle of choice for many, and the “Callawassie Island Wave,” shared between neighbors passing on tree-lined lanes, is a long-standing tradition.

In Designing the Island’s award-winning championship 27-hole golf course, Tom Fazio took advantage of the island’s natural beauty to create visual drama and superb play. Hardwood stands of live oak and magnolia, as well as ponds and marshland, come into play on most holes. The course offers challenges for every level.

Along with golfers, there is a large tennis community on Callawassie. The tennis center includes six Har Tru courts and a pavilion with a pro shop. From their spot on the majestic Colleton River, Callawassie residents also enjoy great fishing, shrimping, boating, and of course, sunset-viewing.
